UNDERSTANDING REAC NSPIRE INSPECTIONS WITH US HOUSING CONSULTANTS

HUD REAC Inspections are changing the underlying rules next October to a new set of standards. These new standards and rules are known as NSPIRE, including new scoring methodology, new deficiencies, new online reporting systems, and a new set of priorities. Join us for this workshop on all of these new standards and how to best understand them. We will cover the new deficiencies in detail, as well as the new rules and procedures associated with NSPIRE and what you need to do to succeed with the new rules and expectations.

HOTMA Update

The Housing Opportunity Through Modernization Act of 2016 (HOTMA) will be implemented by HUD on January 1st, 2024. This change will affect many aspects of Multifamily Housing Programs including the way HUD Properties determine eligibility and calculate income and rent. The final rule that was published on February 14th, 2023 in the Federal Register and provides additional guidance for implementing HOTMA. Find out the most significant changes, what guidance has been provided to date, and what remains unanswered in this session.

Fraud, It’s NOT Worth It! - Property Management Ethics and How to Detect Fraud

With the increasing shortage of affordable housing in the US, there is a small percentage of people who are willfully providing false information or altered documents to housing providers in order to qualify for housing. In this session we will give you tips on how to detect fraud and what to look for on applications, questionnaires, resident provided documents and 3rd party verifications. We will discuss ways to protect management and the owner from reportable non-compliance if fraud is detected by an outside agency. Lastly, we will discuss how to report resident and applicant fraud to the appropriate government agencies if discovered.

Hoarding and Section 504 Reasonable Accommodations

Federal, State, and Local Fair Housing laws haven’t changed over the past few years; however, the challenges we face staying in compliance have changed. Especially when it comes to processing reasonable accommodations and Section 504 requests for residents with Hoarding Disorder. Join us as we discuss, how we effectively address such requests, given that some of the tools we would standardly use may not be available to us. We will discuss how we have had to significantly change our business operations in order to maintain the health and safety of staff and residents and comply with required and recommended practices. Lastly, tips and tricks to help you successfully communicate with your residents while maintain compliance with the regulations.
