AI in Housing: Helpful Tool or Liability?
AI can be incredibly useful, or it can confidently produce something that sounds official and is completely wrong. This session focuses on safe, practical ways to use AI in housing, including drafting notices, improving tone, and creating checklists and scripts. We’ll also cover the “don’t even try it” list, where using AI can create real risk, especially with confidential information, compliance decisions, and fair housing concerns.
Participants will leave with clear guardrails, a structured SAFE review method, and practical prompts they can use right away because winging it isn’t a policy, and neither is copy/paste panic.
Staff Dynamics in Housing: Working Better Together Under Stress
If your team has ever had a “I thought you were handling that” moment, you’re not alone. Housing environments are high-pressure, and that’s when communication tends to break down; unclear roles, missed handoffs, uneven workload, and tension in day-to-day interactions.
This session provides practical tools and simple reset strategies to improve communication, clarify responsibilities, and reduce avoidable conflict. Participants will walk away with techniques to create more consistency and accountability across their teams because “hope someone handled it” isn’t a system.
Termination of Assistance vs. Termination of Tenancy
When situations escalate, it’s common to hear: “Okay… what are we actually dealing with here?” This session breaks down the differences between termination of assistance and termination of tenancy, where confusion often happens, and how missteps can increase risk.
We’ll also focus on early intervention strategies, consistent lease enforcement, and documentation practices that support clear, defensible decisions; reducing last-minute scrambling and those “do we have that in writing?” moments.
Fair Housing Red Flags in Real Life: Gray Areas, Better Notes, Safer Next Steps
Most fair housing issues don’t begin with bad intent, they start with rushed notes, assumptions, inconsistent responses, or language that doesn’t land the way it should. This session explores common real-world gray areas, including behavior-related concerns, accommodation requests, and retaliation risk.
Participants will practice stronger documentation techniques, more neutral language, and clearer next steps to reduce risk and improve consistency; creating files that read like objective records, not interpretations because your file should sound like a camera, not a reality show.
