Preparing for NSPIRE. During this segment, we introduce new rules that are in effect today and discuss future regulations proposed and how some of them require action today. We discuss the background behind NSPIRE, its origin as an inspection protocol and a shift in direction away from inspections which are about risk ratings and moving towards livability standards and betterment of assisted housing communities. The segment ends with a transition back to the existing rules and a discussion about the rules in effect today and the current expectations.

Scoring and Quality. We review the concept of the REAC scoring method, breaking down the math into an easy to understand concept instead of just numbers. We then review the non-industry standard requirements and the concept of quality in housing; we review everyday mistakes and how they get that way and how organizations need to think differently about maintenance oversight, leadership, and teamwork.
