Bullying is often thought of as a schoolyard issue, but it can be a very real, and surprisingly common, problem in affordable housing communities. This session explores the dynamics of bullying among tenants, and even between staff and residents, that can lead to toxic environments, increased complaints, and tenant turnover.

Through real-life scenarios and interactive discussion, we’ll identify the signs of bullying behavior, distinguish it from general conflict, and examine its impact on housing stability and community well-being. Attendees will learn practical strategies for de-escalation, documentation, and when and how to intervene effectively, whether you're a property manager, maintenance staff, service coordinator, or part of the compliance team.
