In this session, we’ll discuss the benefits of implementing a structured annual maintenance schedule that begins with an inspection and service 3 months after a new tenant moves in, followed by annual maintenance aligned with their move-in anniversary. This approach ensures new tenants understand their unit’s systems, helps identify early signs of lease violations, and prevents staff from being overwhelmed with large-scale maintenance backlogs. Additionally, this structured schedule allows management and maintenance to enter units approximately every six months, improving compliance with NSPIRE regulations and making it easier to address hoarding, cleanliness issues, and other compliance concerns. By maintaining consistency, this strategy keeps your property in top shape while ensuring an efficient, manageable workload for your team.
